I. Terms of Use, Tickets, Visits and Purchases (“Terms”)

By using this website, purchasing any tickets or goods, and/or visiting The Dennis Severs’ House operated by the Spitalfields Historic Buildings Trust (together, the “House”) you agree to be bound by these Terms.

II. Tickets

A. Tickets can be purchased online and at the door, availability permitting. Pre ordered tickets are delivered electronically via email.

B. Acceptance of your ticket order will take place when we email you to confirm it has been accepted, together with a pdf ticket, at which point a contract will be formed between you and the House on these terms and conditions.

C. Tickets are valid only for the specific event type (“Tour”), the number of people and the date and entry time slot (where applicable) stated upon them.

D. Subject to these terms, tickets are non-refundable and may not be exchanged or transferred.

E. You must be 18 or over to purchase tickets.

F. We accept payment by debit or credit card. Your card will be charged at the point your order is accepted. The House is cash free; we regret we are unable to take cash payments on the door.

G. It is your responsibility to check prior to completing your order that the information you have supplied to us with regard to your order and your ticket requirements are accurate.

H. You must provide a scannable printout or a scannable pdf of your ticket on your mobile phone when you arrive at the House in order to gain admission.

III. Concessions

A. We offer the following concessions for Silent Visits only:

Adults over the age of 65; Students; Children (Under 12); Disabled visitors.

Disabled visitors are eligible for one free carer per disabled visitor.

B. Concession ticket types must show proof of concession on arrival.

IV. Cancellation

A. If a Tour is cancelled or the House is closed on the day of your visit for any reason, you will be offered a full refund of the price of the tickets relating to that Tour.

B. Our liability to you in these circumstances is limited to refunding the price you paid for the cancelled ticket(s). The House is not responsible to you to any greater extent and in particular is not liable to you for any other loss that you may incur as a consequence of the cancellation or closure (including, without limitation, financial loss such as travel or other expenses or any business-related costs such as loss of profit).

V. Your visit

A. It is a condition of entry that you comply with our terms of entry and behaviour at all times while at the House. House staff may ask you to leave for any breach of any of these terms, in which case we are unable to offer refunds of the price of your ticket(s).

B. Please arrive on time for your visit. We are unable to admit latecomers.

C. It is not possible to wait inside the House prior to your tour.

D. The House is an historic building, with delicate surfaces and objects. Please do not touch the surfaces and objects in the House other than staircase handrails.

E. Because of its age and character, the House has dim lighting, uneven floors, steep stairs and other hazards. Because of the nature of the building, its Grade II listing and the different floor levels, there is no wheelchair access.

F. Due to restrictions in space please note that we are not able to accommodate pushchairs.

G. Stiletto heels cannot be worn in the House.

H. Oxygen tanks are not permitted in the House.

I. You must follow safety instructions from the staff at all times.

J. Guide dogs and hearing dogs are welcome.

K. Smoking or vaping is not permitted at the House or on the pavement outside the House at any time.

L. Photography and use of phones is not permitted.

M. The House has no cloakroom so you may not bring any luggage, rucksacks, suitcases, bikes or other large items.

N. Silence is a signature part of some of our experiences. In order to preserve the atmosphere for you and other guests we ask you to remain completely silent during Silent Tours.

O. The House is a local charity and seeks to be a good neighbour. Please keep noise to a minimum while you wait for entry and when exiting, and do not block neighbouring doorways.

P. Children under the age of 16 must be accompanied by an adult.

Q. There are no toilet or baby changing facilities available at the House.

R. The House is a delicate and quiet environment. Visitors who appear intoxicated will be refused entry.

S. Food and drink is not to be consumed within the House.

T. We reserve the right to refuse entry.

VI. Accessibility

A. Due to the nature of the building, its Grade II listing and the different floor levels, there is no wheelchair access.

B. Visitors must be able to evacuate the building unaided, or with the support of their designated carer.

VII. Responsibility for Loss or Damage Suffered by You

A. We will not be responsible for any loss, theft or damage of your personal belongings, or injury other than caused as a result of our negligence or other breach of statutory duty. However we do not exclude or limit in any way our liability to you where it would be unlawful to do so, including liability for death or personal injury caused by our negligence or the negligence of our employees, agents or subcontractors; for fraud or for fraudulent misrepresentation.

B. We will aim to resolve any complaint in accordance with our Complaints Policy (a copy of which is available on request).

viii. Online Shop

A. Products sold at the House help raise funds for its ongoing maintenance. The House warrants that all goods promoted for sale on this site are of satisfactory quality. Descriptions of goods on this site are not intended to be binding and are intended only to give a general description of the goods. The House makes no other warranties or promises about the goods, and any implied warranties are excluded. Prices of goods are as listed on this website at the time of purchase, are payable in full in pounds Sterling, and are inclusive of VAT but exclude delivery or return charges.

B. In compliance with relevant Consumer Protection legislation under English Law, you may return your order(s) within 7 days after you receive your goods. We will refund your purchase in full to the original credit / debit card at the time of purchase, provided that goods are returned by recorded delivery or courier, postage paid, or in person; in their original packaging; and free from use or damage.

C. Refunds: Once your return is received and inspected, we will send you an email to notify you that we have received your returned item. We will also notify you of the approval or rejection of your refund. If you are approved, then your refund will be processed, and a credit will automatically be applied to your credit card or original method of payment, within a certain amount of days.

D. If you make a claim for shortages or defects in the goods you must notify us within three days of receiving the goods, informing us of the nature of the defect, and providing a valid receipt. We may require you to return the goods at your cost. If you make a valid claim we may at our option make up any shortfall or replace the goods, or refund the price in full, including reasonable shopping costs, but we shall have no further liability to you. The House will have no liability to you if you do not inform us as set out herein.

iX. Use of this website

A. We have made reasonable efforts to ensure that the information on this website is up to date at the time of publication. However we accept no responsibility for any errors, omissions or misleading statements on this website or on any sites which are accessed via links on this website. Prices and terms are subject to change.

B. We do not represent or warrant that this website will be available at all times. It may be offline for maintenance or any other reason, including without notice.

C. If you create an account or otherwise use this website, you are responsible for maintaining the security of your account and your email, and you are fully responsible for all activities that occur under the account and any other actions taken in connection with the account.

D. We exclude to the fullest extent permitted by law all representations or warranties (express or implied) with respect to the content of this site including but not limited to any warranty or representation that the server from which the site is available is free of viruses or bugs, that use of this site is secure or that you will be afforded any protection above and beyond that afforded by any standard security software you may have installed on your computer.

E. We exclude to the fullest extent permitted by law all liability to you and to any third party anywhere in the world for any injury, damage, direct or indirect loss, consequential or economic loss or any other loss suffered as a result of the use of or reliance upon the information contained in this website including, but not limited to, loss of data caused as a result of viruses, spyware, malicious software, Trojans, cancelbots and worms. However we do not exclude or limit in any way our liability to you where it would be unlawful to do so.

XI. Other Important Information

A. These Terms constitute the entire agreement between you and the House governing the sale of tickets to Tours, access to the House, purchase of goods advertised on this website or sold in the House, and information provided on this website.

B. Each paragraph of these Terms operates separately. If any court or relevant authority decides that any of these Terms are unlawful, the remaining paragraphs will remain in full force and effect to the extent applicable (and construed accordingly).

C. These Terms are governed by English law and subject to the exclusive jurisdiction of the courts of England and Wales.

D. Dennis Severs’ House is operated by the Spitalfields Historic Buildings Trust, a registered charity under number 273695 whose registered office is at 18 Folgate Street E1 6BX.

E. THE TERMS AND CONDITIONS ABOVE DO NOT IN ANY WAY AFFECT YOUR STATUTORY RIGHTS
